Roof Installation

Commerical Roofs

Due to its easy accessibility nearly, all commercial roofs are low slope roofs. This gradual decline means that environmental debris, including water, snow, dirt, leaves, etc. funnel downwards a lot slower (compared to pitched roofs which are traditionally used on homes) requiring more frequent inspections, maintenance, and repairs.

When selecting a commercial roof material here there are a few factors to consider. Property owners and managers should consider the weight of equipment that is housed on the roof such as a building maintenance unit (BMU). They also should consider how much space is in need of covering. Commercial roofs require skilled roofing services that are familiar with building around smoke stacks, airflow systems, and external piping and BMUs.

The only thing more important than the quality of the materials you use is the knowledge and professionalism of the craftsmen who are installing them. We only hire and train the best professionals in the business. It’s an investment that keeps paying off because the longer our customers’ buildings remain watertight, protecting their assets and people, the more referrals and new business we receive. That’s why your project will always be managed by an
experienced expert that knows everything that can possibly happen during your job, and how to address it. From your first inspection to the installation and even repairs and maintenance, our focus is on the details and how they impact your investment. We place our entire work crews through mandatory and regular safety and installation training. Your project will always be OSHA compliant and completed on time and within budget.

There are 5 different options of waterproofing membranes that can be installed on a low sloped roofing system:

This is one of the most common forms of roof waterproofing for commercial facilities, considering it is a very inexpensive material. Undamaged rubber slates can last a lifetime, rubber slate damage can be caused by satellite dish installments, walking, and can possibly be damaged by hail. If the roof is in fact damaged, it can also be easily repaired, rubber, depending on the extent of the damage.

A professional is highly recommended to determine the
thickness of rubber that would suit the possible weather conditions, and location for your property. Rubber slate is commonly made up of EPDM
and TPO.

EPDM is a lightweight and flexible synthetic rubber used for low slope. It is made up of a single-ply membrane that is highly resistant to wind, hail, UV radiation, thermal shock, and extreme temperatures. An EPDM rubber roof can be installed by being adhered, mechanically fastened, or ballasted. The type of installation that is best for your project depends on several factors. A fully adhered system simply means the roof is glued or “adhered” to the surface beneath it. Adhering takes the most time to install but is also the longest-lasting of the EPDM systems. The most common EPDM system installation is when it is mechanically attached. This means fasteners are screwed into the deck through the insulation. A ballasted system is placed over the insulation and then held in place by either smooth river-washed stones, concrete pavers, or other weighted material.

Pros

■ Life Span of 25-30 Years
■ Affordable
■ Easy Installation (Lightweight and Flexible)
■ Weather Resistant
■ Light Weight

Thermoplastic Polyolefin (TPO) is a synthetic rubber commonly used on flat roofs because of its natural ability to deflect UV rays. If you have ever seen a bright white roof, then chances are you’ve also seen the results of TPO roofing. It’s one of the most common roof types used by large commercial facilities and offers some of the best energy savings for a single-ply membrane roofing option. Single-ply thermoplastic membrane, means there are no multiple layers and is instead installed in a single membrane application. The membrane can be installed using a variety of methods, including mechanically, adhered, ballasted, and plate bonded. A plate bonded system is created by the welding of the plates to the underside of the membrane.
